Leasing & Payment Summary


Services Included In Rent:

Telephone: Includes one (1) telephone line with unlimited local calls & voice mail.   Telephone number and voicemail instructions are provided in Welcome Packet.   Long distance services are not included.  

Property PhotoElectric: Included in rate

Cable: Expanded basic service included in rate

Internet: High-speed DSL Internet included in rate (wired connection)

Billing: Corporate billing available            

Optional Services:

Housekeeping: Call for current rates; includes thorough cleaning of residence, laundering of all linens and changing of bed linens.   Available weekly, bi-weekly, or upon request.

Parking: $200.00 - $235.00 per month (subject to any garage operator increases) - Some properties include parking.

Pet Fee: $500.00 one time fee (non-refundable) plus $50.00 per month, limit of two pets per residence

Securing a Property:

In order to secure a property the following is required:
•  Approved Application and signed Lease
•  One month's rent as security deposit and first full month's rent

Once a residence is chosen, an application is submitted and approved, a Lease is drawn up and sent via fax or email.   A signed Lease must be returned upon receipt.   Initial payment of the Security Deposit and first month's rent must be paid at the time of the return of the Lease.   Payment can be made by secured funds, wire transfer, Visa or MasterCard.   The Security Deposit will be returned within 30-45 days after move-out, less any outstanding charges, a final cleaning fee of $200.00 , and application fee of $50.00.

Property PhotoBilling
Every month thereafter, Client is billed at month end for the following month. Rent is due on the 1st of the month. Corporate billing is available.

Move-In
Unless otherwise agreed in advance, properties are available for move-in after 5pm on the start date of lease. Welcome Packet pick-up instructions will be provided in the Lease cover letter.

Lease Term & Notice
The Lease term is written for a minimum of two (2) months.  A 30-day written notice is required to vacate. Leases automatically extend after the initial term.   It is assumed that client is extending until a written notice of thirty (30) days is received.   Notice may be given on any day of the month.   Partial month stays are pro-rated.
